ALTA/NSPS Land Title Surveys
ALTA (American Land Title Association)/NSPS (National Society of Professional Surveyors) are requested at the time of a real estate transaction, usually from the owner, lender, or the title company handling the sale, transfer, or refinance of a certain property. ALTA/NSPS surveys can be very detailed and time consuming, due to the requirements negotiated, to meet the client's needs and the required ALTA/NSPS guidelines. Each project commences with careful pre-survey planning and research, to ensure that all necessary information is identified, such as utility easements and rights-of-ways, prior to the actual field survey. The survey will consist of what exists at the time of the survey and negotiated Table A items. CAD (Computer Aided Design) drawings are then prepared from a combination of the actual survey, information from the title report, and any additional research gathered.
